  • Construction: masonry, concrete and post & beam construction.  Floor is reinforced concrete throughout with a high-load capacity.  Roof is of mixed tar and gravel and built-up modified ballast membrane system with newer steel frame, insulated truss roof system on additions.

  • Power: 13,800 volts, 5,500 KVA with 6 transformers.

  • HVAC: steam, oil-fired with 2 boilers that are adequate for plant needs.  The boilers are fed via two 15,000-gallon #6 oil tanks.

  • Lighting: generally suspended fluorescent.

  • Plumbing: Municipal Water and Sanitary Sewer plus filtration plant for production wastewater, including waste system and high-pressure steam piping of various sizes and capacities.

  • Town of Montague Tax Assessor\'s Map No. 31, Lots 3,4 and 6. 
    Town of Erving Tax Assessor\'s Map No. 4, Parcels 4-0-32, 33, 34, 35 and 36.

  • Zoning: Commercial/Industrial for Parcels 4-0-32, 33, 34, 35 and 36 and General Business for Lots 3, 4 and 6.

  • The property is located just a few miles away from Interstate 91, a main north-south artery for Massachusetts, which provides direct access to Springfiled, 41 miles to the south.
